Things to watch for
Chimneys rarely fail overnight. These are the signs that yours needs looking at sooner rather than later:
Damp, staining or flaking paint on the chimney breast or around the stack in the loft.
Joints that have eroded away, or mortar collecting on the roof and in the gutters.
Flashing that has split, lifted or pulled out of the stack.
Pots that look out of line or sit in cracked flaunching.
Soot, twigs or rainwater coming down a chimney you don’t use.
Any chimney that looks off-vertical or cracked should be checked quickly.
Not sure what you’re looking at?
01 · Chimney Leaks & Damp
A chimney breast that stays damp, no matter how often it’s redecorated, almost always has a problem higher up. We find where the water is getting into the stack and repair it so the damp stops for good.
Water finds its way into chimneys through the top, the sides and the masonry. Guessing the cause often means paying for a repair that doesn’t work.
We inspect the stack from the roof and from inside the house, photograph what we find and quote a fixed price for the repair that actually solves the problem.
Typical Causes
01Weathered mortar lets rain soak into the stack.
02Lead that has lifted or split at the roof line.
03Water runs in around the base of the pots.
04Rain drops straight down a chimney no longer in use.

02 · Chimney Repointing
Standing above the roof in all weathers, a chimney’s mortar wears away much faster than the rest of the house. We rake out the failed joints and repoint the stack so it keeps the weather out again.
Once joints have eroded, rain sits in them and frost gradually pushes the masonry apart. Before long you can get damp inside and loose bricks or stones at the top of the stack.
We take out the old mortar to a proper depth and repoint with a mix to suit the chimney – lime on stone and older brick – matched in colour so the repair looks tidy.
Repointing Options
01The whole stack raked out and repointed.
02The worst-weathered faces repointed where the rest is sound.
03Breathable pointing for stone and older brick.
03 · Chimney Lead Flashing
Most chimney leaks start where the stack meets the roof. We strip out split, lifted or patched lead and fit new flashings that are properly cut, fixed and dressed.
A chimney is sealed to the roof by a front apron, stepped side flashings and a back gutter. Over time lead cracks, the mortar holding it falls out, and quick fixes with sealant soon fail.
We remove the old lead, fit new flashings in the correct weight, secure them into the joints and dress them neatly over the roof covering.
Lead Work We Carry Out
01Stepped flashings renewed down both sides.
02Apron replaced and dressed over the tiles or slates.
03Rear gutter formed to carry water round the stack.

04 · Flaunching & Pots
Flaunching is the mortar on top of the stack that holds the pots and sheds rain. When it cracks, water gets in and pots can work loose. We renew it and make the pots secure again.
The top of a chimney is the most exposed part of any house. Frost and wind crack the flaunching, rain gets into the top courses and pots begin to move.
We break out the failed flaunching, re-bed or replace the pots and form new flaunching with a proper slope so water runs clear of the stack.
Stack-Top Repairs
01Failed flaunching replaced with a proper slope.
02Loose pots lifted and fixed back securely.
03Damaged pots replaced with matching styles.
05 · Caps & Cowls
If a flue is open at the top, rain, birds and debris can get straight in. We fit vented caps to disused chimneys and cowls or bird guards to working ones.
Plenty of homes around Wetherby have fireplaces that were blocked off years ago but flues that are still open above the roof. The result is damp chimney breasts and nesting birds.
A ventilated cap keeps water and birds out while still allowing air through the flue, so the chimney doesn’t suffer from condensation.
Caps, Guards & Cowls
01Weatherproof caps for chimneys you don’t use.
02Stop birds nesting in the top of the flue.
03Protection for flues serving fires and stoves.

06 · Stone Chimney Repairs
Wetherby’s older streets and the surrounding villages are full of stone buildings, and their chimneys need a gentler approach than brick. We repair stone stacks with lime mortar and matching stone to keep them sound and in character.
Stone chimneys that have been patched with hard cement often begin to decay, as moisture is trapped behind the stone and the face starts to break down.
We remove damaging cement where needed, repoint in lime, re-set loose stones and keep the original detail – especially important in the Wetherby, Boston Spa and Bramham conservation areas.

01Breathable joints that suit traditional stone.
02Loose stones lifted, re-bedded and secured.
03Hard cement taken out where it is damaging the stone.
07 · Unsafe & Storm-Damaged Chimneys
A chimney that’s leaning, cracked or shedding bricks after a storm is a danger to anyone underneath. We make it safe as soon as we can, then carry out a proper repair.
Strong winds and years of weathering can leave a stack weaker than it looks. Loose pots, bricks or stones can fall onto the roof, the garden or the pavement.
We secure or remove the loose material, protect the roof against the weather and then quote for the permanent repair. For insurance claims we can provide photos and a written quote.

Questions

It depends on what’s wrong, the size of the stack and how we get to it safely. We inspect the chimney first and then give you a fixed written price, and the quote is free.
Usually water is getting into the stack from the outside – through worn pointing, cracked flaunching, failed lead or an uncapped flue. We inspect it to find out which before recommending anything.
Yes. Plenty of homes in and around Wetherby have stone stacks, and we repair them with breathable lime mortar and matching stone where appropriate.
Not always. Smaller repairs on lower stacks can sometimes be done from the roof, while taller chimneys and larger jobs need scaffolding. Either way, access is included in your quote.
Yes. We repair like for like, keep the original character of the stack and will let you know if anything should be checked with Leeds City Council first.
Generally, yes. A vented cap stops rain and birds getting in while letting the flue breathe, which helps keep the chimney breast dry.
Yes – we’re fully insured and our workmanship is guaranteed. We’ll explain what’s covered when we quote.
Please do. A photo from the street or an upstairs window sent on WhatsApp with your postcode often lets us give you an early idea of what’s needed.
No. Chimney damp normally comes from rain getting into the stack above, so treating the wall at low level won’t fix it. The repair needs to be done on the chimney.
Wind-driven rain reaches weak spots like worn pointing, loose lead or cracked flaunching. If damp follows bad weather, the stack needs checking.
Mortar that has worn back from the face, gaps you can see from the ground, bits of mortar on the roof or damp inside around the chimney breast.
For stone and older brick, lime is usually best as it lets the masonry breathe. We’ll recommend the right mix for your stack.
Not always. Sound lead that has just come out of its joint can be re-fixed. If it is split, thin or badly fitted, replacement is the lasting fix.
We normally use traditional lead for chimney flashings, and we’ll explain if an alternative would suit your home better.
It’s the sloping mortar on the top of the stack that holds the pots and helps rain run off.
Yes – we source matching or very similar pots wherever possible so the stack keeps its look.
A fully sealed flue can. That’s why we fit ventilated caps, and we’ll advise on venting the fireplace below too.
A bird guard or cowl on the pot keeps them out while leaving the flue open.
Hard cement repairs are a common cause – they trap water behind the stone face. Repointing in lime lets the stone dry out as it should.
